Limited-Use Marketing License Agreement

1. Copyright Ownership

All Media created by the Photographer is protected under U.S. Copyright Law. The Photographer retains full and exclusive copyright to all Media. No ownership rights are transferred through this License.

2. Grant of License

The Photographer grants the Licensee a non-exclusive, non-transferable, limited-use license to use the Media solely for marketing the Property.

3. Restrictions on Use

The Licensee may not:

• Transfer, sell, or provide the Media to any third party
• Use the Media for future listings, personal branding, or brokerage marketing
• Alter or manipulate the Media in a way that misrepresents the Property or violates MLS rules
• Remove watermarks, copyright notices, or embedded metadata
• Create derivative works without written permission

4. Third-Party Licensing

Builders, stagers, designers, contractors, sellers, or any other third party must obtain their own license directly from the Photographer. The Licensee may not grant usage rights on behalf of the Photographer.

5. Brokerages & Teams

Brokerages and real estate teams may use the Media only for marketing the Property. Use for agent recruitment, brand advertising, or general brokerage promotion is not included.

6. Liability & Representation

The Licensee agrees not to use the Media in any manner that is misleading, defamatory, or in violation of Washington State real estate advertising regulations. The Photographer is not liable for MLS compliance issues arising from unauthorized edits or misuse.

7. Additional Usage Requests

Any use outside the scope of this License requires a separate written agreement and may involve additional licensing fees.

8. Governing Law

This License is governed by the laws of the State of Washington.
